About Cleveland’s Design Review Districts & Committees:

In order to protect property values and enhance the character and visual image of Cleveland’s neighborhoods and downtown, certain proposals for construction, exterior alterations, building demolitions and signs in the City of Cleveland must undergo a process known as ‘design review’.

Within designated Design Review Districts, all new construction and exterior alterations to buildings and structures are subject to design review. Outside of these designated Design Review Districts, the design review process applies only to new construction (not renovation) of retail, offices, institutions and residential projects.

In order to administer the design review process, the City has been divided into seven regions. A design review advisory committee, made up of design professionals and representatives of the local community, has been established for each of the seven regions. These committees review the design of development proposals and make recommendations for approval or disapproval to the City Planning Commission, which takes final action on approval or disapproval of the design.

Robb: Not sure yet. Probably poured in base, concrete, securing back to back wall, slope to drain water.

Bickers: Techniques for engraving?
Kiesha: Hand engraved, not laser edged.

Bandy: Respectfully disagree, “logo is pretty distinctive and pretty clear in both locations.” Don’t see strong disconnect. Logo stands out clearly and does tie in with sign in the front.
Wilson: Agree. Color scheme works “really well with white background and Munchies sign. “

Mike: Owner meticulously maintaining illumination of sign. Using fluorescent style led tube, 5 year warranty, lifespan 10 years.

Lester: How is pole sign secured in case of wind?
Mike: Concrete footer in ground. Estimated size if 4’x4’x5’ deep. Reinforced with rebar, routine standards.
Lester: Has this sign been done before in other locations?
Mike: Similar cabinet style, projecting sign at Buckeye.

The City Planning Commission, established in 1915, is a body of seven members, six are appointed by the Mayor and one is a member of City Council. The Commission is supported by a staff of professional planners and architects. The City Charter gives the Commission responsibility for preparing plans to guide “development and improvement” of the City and its neighborhoods, and for reviewing all legislation and other matters that concern the “use or development of land.”
